Summary of Rules for Guests

  • Each property is privately owned. Please do not trespass on someone else’s lot or yard.
  • Community areas are available for everyone’s enjoyment.These include The Clubhouse, Tiki Bar, Main Pool, Spa, Mini-Golf, Pickleball Court, Shuffleboard Court, and Playground
  • Minor children must be supervised by an adult in all community areas
  • Illegal substances are prohibited anywhere on community grounds.
  • Air rifles, paintball guns, and BB guns are not allowed in outdoor areas.
  • Minor children must be supervised in all common areas.
  • Respectful and non-hostile behavior towards staff, Management, and other owners
    is required. The HOA enforces conduct standards.
  • Observe speed limit and all traffic signs
  • Review the community’s parking and towing policies and park only where permitted
  • Vehicles parked in violation of community parking rules may be towed at the owner’s expense
  • Do not block sidewalks, entrances, or driveways or park on any grass
  • Motorized vehicles are not allowed between or behind homes, on sidewalks, or in common areas.These include ride-on toys, dirt bikes, ATVs, or scooters
  • Bikes and skateboards are also not allowed in these areas

 

  • Dispose of your trash only in the approved bins at your home with bin lids completely closed
  • Bins are taken to the curb on Sundays for trash pickup on Mondays
  • Bins are returned to the home on Mondays after pickup
  • Bulk waste (large household items, furniture, etc.) is picked up only on the second Monday of each month.These items may be placed at the curb on Sunday evening after 6 pm.
  • Overflowing bins or loose garbage bags create a health and safety risk.They will be removed, and the cost of removal will be charged to the homeowner

 

  • Respect your neighbors and avoid excessive or disturbing noises
  • Everyone must adhere to Polk County quite hours from 10 pm to 7 am.
  • Violations will result in a call to the Polk County Sheriff
  • Solicitation of any kind is prohibited throughout the community
  • Pets must be kept on a leash at all times when outside the home
  • Pet owners must clean up after their pets throughout the community
  • Pets may not be tied up outside or left unattended on lanais or in common areas
  • Pets must not create a disturbance or interfere with the health, safety, comfort, or quiet enjoyment of residents or guests, including through excessive noise

 

  • Anyone under 18 using the fitness centre must be supervised by an adult
  • Food, alcohol, drugs, pets, and glass containers are not allowed in the fitness centre
  • Please use cell phones respectfully so others may enjoy the facility
  • Headphones or earbuds are required for personal music or audio
  • Proper gym attire and footwear must be worn at all times
  • Please wipe down equipment after use
  • Fitness equipment may not be removed from the fitness centre
  • Use of the fitness centre is at your own risk.  By using the facility, guests accept responsibility for injury or property loss and release Management from related claims, including any obligation to indemnify and hold Management harmless
